Something that may become more of an issue is family friendly homes and apartments. I've heard that 3 bedroom apartments are nearly the same as homes for family formation, and if 2/3rds of detached homeowners pay less tax that implies a benefit to family friendly housing as well
It might be worth estimating the expected effect on 3 bedroom+ housing availability and if 3 bedroom apartments are equivalent. I've come around to worrying about population decline in the last two years and I get a knot in my stomach when I hear the phrase "density", this may become a big issue in the next 5-10 years
As an “efficient tax” LVT libertarian, I’d like to see advocacy of trading lower income tax for increased LVT. I believe that can be a bipartisan “win-win” selling point: Progressives get increased taxation of unearned wealth, while “conservatives” (whatever that means these days) get reduced taxes on work, savings and productive (i.e. non-land) investment.
